PC VS PS

If you are not clear on any of the terminology we use in the industry, please do not be afraid to ask. Learning as you build is a fun process and we are certainly keen to share our knowledge with you.

Let’s start with PC’s (Prime Cost Item) and PS’s (Provisional Sum’s). Now, don’t worry if you don’t know the difference, most builders don’t either! The term term PC tends to be over used and I’ve even seen it applied to cabinetry! To understand why that could be a problem for you the client, here is the legal definition.

Prime Cost Item – This is the allowance to purchase an item only. ie, no labour to install. An example maybe tiles, taps or kitchen appliances.

Provisional Sum – This allowance covers both the supply and install of an item. For instance, Air Conditioning, Carpets or Cabinetry.

So if your contract contains a small amount for cabinetry and it is labelled a PC with no mention of install, you could be in for a nasty shock!
