We know you hear us say it time and time again but we cannot stress enough how important it is to get a fully comprehensive quote when looking to build so you know exactly what you’re getting.

But what is a fully comprehensive quote?

A fully comprehensive quote would be received by the interested party once they had narrowed down their search for a builder & secured their land by paying a deposit.

Any good builder would then sit down with you & their draftsmen for a concept design meeting, this can take a couple of goes to get right but by this stage your builder will have a pretty clear idea of what you are after and what will work with your budget. A soil test (to determine the footing & floor design) and contour levels should be taken as this all is very vital information required by the builder to get the pricing as accurate as possible and not fall for the cheapest price but get hit with variations for these after you sign

You would be amazed the amount of times people think they have a flat block of land but to the trained eye you will find that almost no block of land is flat and will always require some sort of earthworks to create a flat surface on which to build your new home which is why it’s very important to get all this vital information to include any excavation & retaining cost into your quote and again this is why you want your quote done on your block of land to eliminate any guess work and nasty price surprises later down the track.

Once your builder has all the required information they will sit down and work out your build price. A fully comprehensive quote will list out exactly what is included for your price and anything that is not included and this is where you need to ask lots of questions. if you don’t understand exactly what something means you need to ask – it’s the little things that can get overlooked and uninformed people end up with massive bills on top of what they thought their build price would be.

your quote should list out every little detail like, the type of treated timber frames, the amount of power points, the number of coats of paint etc right through to if there will be a mailbox included and what type – you MUST know everything you are getting!

And as we always say make sure your comparing apples with apples!
