Buying Established vs Building Brand New – The age old debate for people in the housing market, should you buy established or build brand new. There is no right or wrong answer, it all depends on your current situation. A few questions you need to ask yourself are;
What’s my financial capacity? Is this home a stepping stone or is it my forever home? Do I want to renovate or do I want to just turn the key & start living? Where do I see myself in the next 5 years?

Buying Established;
-Location, you may have a desired location that is a well-established suburb
-Time frame is generally shorter to move it
-You want to renovate a home, which is a hard slog but it you have the time, money & skills it can also be rewarding
Building a Brand New Home
-Allows you to fully customize your home to suit your needs and your budget. (when selecting your builder any great builder will allow you & give you the time to sit down & fully customize your plan )
-For first home buyers there is considerable $$ to be saved by building as opposed to buying established due to stamp duty exemptions and FHB grants
-No agent fees & reduced stamp duty for eligible buyers saving big $$
-Better energy efficiency, with the cost of gas & electricity rising having an energy efficient home is more important than ever
-New home warranty, any good builder will over a 3 month post-handover inspection for touch-ups & the home will carry a 6 year building & structural warranty, not to mention if your appliance (oven, stove, dishwasher), heating & cooling etc where included in your contract these also all carry a manufacture warranty.
-Building a home is very rewarding, being a part of the design & selection process
-Last but most importantly you can get a lot more bang for your buck when building a new home!
