FINDING THE PERFECT BLOCK OF LAND

Location, Location, Location! There is so many important choices to make when building a new home but one of the top on the importance list is the block of land! Selecting a block of land is like anything else when building you need to do your research, go and look at the block in person, stand on the block and picture how you would like living in that particular suburb & street, will the area provide good re-sale opportunity, do you have your own form of transport or do you need to be close to public transport etc. Two very important factors you need to research and be full aware of when selecting a block of land is 1. Soil type – this will have a bearing on your building cost eg. highly reactive land has different requirements when preparing & pouring footings to prevent the structure moving which in turn will attract a slightly higher price tag. 2. Site fall – a lot of block can be deceiving to the untrained eye & actually have more fall then you realize, you might think your block is flat & get quotes on a flat block which then turns out to have fall that needs retaining again incurring more cost to he home owner. Both these things can easily be are are worked with every day but it’s all about being informed in advance. Any good builder will offer you a Free site inspection before committing to a block of land & will inform you of the particulars of the block.
